What Is Occupancy Rate and How Is It Calculated?

Occupancy rate, ADR and RevPAR

Occupancy rate shows how much of the capacity you offered was actually sold. The formula is: Occupancy rate = nights sold ÷ (rooms × days) × 100. A 20-room hotel open for 30 days has 600 available room-nights; if 450 were sold, occupancy is 75%. Occupancy alone doesn't tell you what you earned, so hotels track it together with two other figures: • ADR (average daily rate) = room revenue ÷ nights sold. The average price paid for an occupied room. • RevPAR (revenue per available room) = room revenue ÷ available room-nights, or ADR × occupancy rate. RevPAR combines price and occupancy in one number. Filling more rooms with deep discounts can push occupancy up while RevPAR goes down, so watch both. The same calculation works for holiday rentals (nights booked ÷ nights available), offices and coworking spaces, car parks and rental fleets. For a single holiday home, enter 1 as the number of rooms.

Frequently Asked Questions

Common questions about occupancy rate

Divide the number of occupied room-nights by the number of available room-nights and multiply by 100. Available room-nights = rooms × days in the period. Example: 450 ÷ (20 × 30) × 100 = 75%.
